Market Performance of Office Building

The average rental prices for grade A continued softening, decreasing -2% compared Q2/2011 with Q4/2011, decreasing -1% compared with 2010, reaching US$21 per sqm per month. The average occupancy reached 68%, an increasing of 11% points compared with Q2/2011, an increasing 9% compared with 2010 as most buildings achieved high occupancy rates.

The total stock office space is over 160,000sqm, including 18 office buildings, an increase of 18% in year 2011compared with 2010. The current market share of office space in Phnom Penh, in grade A consisted 34% and grade B consisted 66%.

Demand

Offices from 50sqm to 100sqm were the preferred choice in 2011. However, many organizations such as banks, insurance, Logistic, technology companies and Education and clinic centers tend to lease whole buildings. With good locations and competitive rents, Grade B continued to be a practical choice for tenants, reflected in the take-up increase of 10% from Q1/2011. Most office transactions in Q2/2011 were tenants moving from older Grade C to new Grade B to take advantage of new facilities, better services and competitive rents.

For the overall market performance in grade C will show up the next quarter 2012.

Outlook

Approximately 17,565sqm from 2 office buildings are expected to enter in the Phnom Penh’s office market in the next years 2012 to 2013, which continues to be the most desirable place for future projects, accounts for 9% of total future supply.
